Architectural part of the project
Finding the right house can take time. Get ideas from the many catalogues available, sites like Pinterest, houzz.com, havenly.com and, if necessary, ask a builder or other building professional – architect or designer – to help you choose the best option for your needs.
Normally, the architect will sketch the future house and try to come to a model that suits you, in close contact with you, with a lot of thought and discussion. This sketching stage takes a lot of time and will probably depend on how well you know your vision for your future home. Try to be clear about your preferences, your lifestyle, how often you like to be home, which rooms you plan to spend most of your time in, etc. Once you have found the right option, the architectural part of the project begins. Up to this stage, you are free to express your ideas and change the sketches. However, once the project is finalised, additional changes cause too many problems: e.g. a change in the plan of the house will automatically lead to changes in the floor plans, elevations, sections, roof plan, details. So, during the sketching process, feel free to express your thoughts and communicate with the architect, and later let the architect technically represent your house as modelled, and only discuss the future materials, details, construction process.
Wall painting
Painting walls is a relatively simple job that can be done to a high standard with even a little experience. The quality of the work depends a lot on the choice of paint and tools. However, the preparation of the walls for painting is very important. It will take more effort to get a smooth line between the ceiling and the wall, and to paint the wall in different colours.
Repainting old walls changes an apartment beyond recognition. The work is easy, so for people who like change and a new environment, repainting an apartment is a great way to renovate their home without a big investment.
Criteria before buying a property
An important criterion for choosing a property is its overall condition. The property may be newly built, renovated, still in the drawing stage or already subject to a preliminary contract for the purchase of an apartment. In this case, you also need to calculate whether it is worth the wait, as you will still need extra money for furniture, appliances, interior finishing materials and so on. You also need to check the builder’s documents: can you trust them, will the project not be delayed, will it be of high quality.
Another important criterion when buying a home is the type of soil prevailing in the area where you will live. It is essential to find out what type of soil the land on the site is, as weak soil will require deep pile-drilled foundations and high groundwater will require drainage. Do not forget criteria such as the layout and shape of the site, as these can increase the cost of the project.
Finally, our main advice is to take your time. Consider the various options, compare prices and make your purchase decision only after weighing up the pros and cons.
Foundations and their types
The foundations of a house are normally designed by an engineer, taking into account the soil on which the house is to be built, the slope of the ground and the weight of the building.
Before an engineer can design the foundation of your house, they will need a detailed soil analysis. Determining the composition of the soil provides information on the soil’s granulometric structure. Based on this, we can divide the soil into different types. The results of the physical and mechanical properties of the soils are used in the design of the building, and the structural engineer uses this data to estimate the bearing capacity of the building’s foundation and to select the most suitable type of foundation. Foundations can be drilled, strip, pile or plane.
Building structures
The construction of the building is carried out according to a design that is impossible without the structural part. The structural part of the project consists of: foundation plan, foundation sections and details; rostrum plan and # sections; lintel plans and sections; slab plans and sections; roof structure plans (roof framing, rafter plan); building sections; floor, wall, slab and roof installation details; basic material quantities. The structural part of the project will ensure one of the essential requirements of the building – mechanical strength and stability.
Laying tiles
Tiling is a very painstaking job, depending heavily on the type of tiles chosen and the complexity of the project. There are some rooms (such as bathrooms) that are unthinkable without tiles, where it is popular to brighten up the look with additional stylistic elements made of tiles.
Tiles can give a whole new look to a space and enhance the aesthetic quality of the room.
